Jacksonville Florida - Why is this House Priced So Low?

This weeks most viewed question on Trulia Voices come from Jennifer Breaux, a consumer who asked, “Why is the price so low on this gorgeous house? Hubby and I are renting in Riverside and love this house.”

The first to answer was Carol Zingone, a real estate agent from Vanguard GMAC in Jacksonville, Florida who said, “This house was listed earlier this year at $289,000, so the current price is 26% lower. The listing states the seller is selling “as is” which may indicate some issues with the property. The listing in the Multiple Listing Service states to call the seller direct with questions about the property - I’m happy to do so if you like.”

Judy Laufer, a real estate agent and  Trulia Pro from Vanguard GMAC in Jacksonville, Florida said, “Actually the home is priced at $189,900 now. Original list price started at $259,900. I can only speculate there is strong seller motivation to sell and price reflects the state of the Jacksonville housing market.”

Real estate agent Katherine Davidson from Watson Realty Corp in Jacksonville, Florida said, “This home is under contract as of today. The home is beautiful and old. The listing agent (another Watson agent) said there is nothing glaringly wrong with the home, as he said “it’s just old”.

This is the 3rd contract on this home so, if you’ll send me your email address I’ll forward the MLS listing sheet to you so you can have a look at all pics and descriptions. And, in the meantime, I’ll keep in touch with the transactions in case there is another opportunity for you with this home.”

My Thoughts

It’s pretty interesting to see the chain of feedback from the local Jacksonvile area real estate agents. It gives a snapshot of the time-line and prices changes of the home since it was last on the market [note - current price on the Watson website is $199k]. Hopefully, this helped Jennifer get closure on this home and helped her see the value that a local real estate agent can provide.

    Hey Rudy, this is a great post highlighting the value of local real estate agents in our present market. Things are moving so fast - both on the real estate and financing fronts - that it’s just tough to beat local insight.
