Hi Vinny - I've heard and said those words a few times myself. You're right, they should be carefully used in the proper context other wise they can have a negative effect on the buyer.

The second an agent says, "It has a lot of potential"....RUN!

I have heard this so many times and have been trained like Pavlov's dog to immediately get out there when those words hit my eyes or ears.

Unless I am looking to flip the place and have tons of capital to do so, then some advice for realtors...never say those words to home buyers.

Hi Ginger!

Amazing. Salmonella poisoning kills a real estate deal:) A friend of mine bought a house in PA and his basement floods during heavy rains. He seems to accept it as part of the houses charm, go figure.

Thanks for sharing your story. Loved it.

Those water marks don't scare everyone off. I had clients in escrow on a property. It flooded a few days prior to close of escrow after a major storm and my buyers backed out. The six feet of water in the lower level family room and the death of a few chickens on the property scared them away.

Amazingly enough, someone else closed escrow on it 3 months later for $150K MORE than my clients were in escrow for. Hard to believe, now isn't it?
