All Aboard at Keller Williams

Keller WilliamsFebruary 19 is an historic day for all of us Americans, a time for us to honor the many former U.S. Presidents who have helped shape the country we live in today.

For those of us at Trulia, we are excited to announce our strategic business agreement with Keller Williams Realty. This is the first of its kind for Keller Williams; part of their company wide initiative to provide more cost-effective, innovative online advertising opportunities to their 77,000+ brokers and agents. When all is said and done, home buyers will be able to search through 100,000+ additional property listings on Trulia.com.

Fresh back from the Keller Williams Family Reunion Conference in Las Vegas, it was great to hear the enthusiasm expressed by Keller Williams brokers and agents alike. The common thread of comments centered on the importance of using more online tools to promote their listings and get serious home buyers to their Web sites.

And home buyers have responded in kind: within the first four days Keller Williams listings went live on Trulia.com, we delivered nearly 15,000 home buyers to Keller Williams broker and agent Web sites. One agent reported that she is in discussions with a prospective home buyer who found her listing on Trulia!

    Personally, I do not see the benefit of sending my listings to a third party so they can charge my broker to list the homes for sale there. This makes no sense and is bad for the consumer as the additional costs of listing homes for sale on a website that cannot and never will be able to provide consumers with relevant information. If you want to find homes for sale, your best bet is to go to a local real estate agents website who actually knows the market and has ALL of the listings. Who wants to see half of the listings and who wants to view homes that may or may not be still actilvely for sale? Everyone has access to all of the listings for free on agents websites. Why bring in a third party who charges brokers more money that will eventually get passed on to consumers. You need to understand that third parties like this are actually bad for consumers in the long run.

    Thanks for your comments, Ryan. It sounds like you aren’t a fan, but at the very least, we owe you an explanation on our model so you know how it works. Trulia is a real estate search engine, focused on helping consumers easily search on the Internet, click on a listing result they’re interested in, and then be directed to the property detail page on the listing broker or agent’s Web site — for free, always.

    In fact, here’s where we see eye to eye: we agree that the listing broker or agent’s Web site has the best source of information - you’re the one who’s sat at the kitchen table with your client. And knowing there are thousands of ways consumers can arrive at your site, our goal is to help point more serious home searchers to you who aren’t yet visiting you online. Sure, we’ve still got a lot of hard work ahead of us to deliver more value to our real estate partners, but since we’re the fastest-growing real estate Web site right now and delivering more than 2M+ user visits to our partners per month, we like to think we’re on the right track.

    The good news: it’s free - paid advertising is optional. And 2/3 of our users are not yet working with agents (translate: great opportunity for our real estate partners). Many opt to increase their traffic and branding presence on Trulia with paid advertising because we focus on cost-efficiency and accountability through weekly tracking.

    I wonder if homebuyers know they are not able to search all the listings available in the area when searching on Trulia? It seems that they would be better served searching a site that has all the homes listed in the area. Wayne
